Q: What is a BPO on a short sale?

A BPO is an appraisal/Broker’s Price Opinion must be completed by the lender servicing the loan to determine current value.

The offer acceptance IS DEPENDENT TO the BPO

Q: How long does the process of a short sale take from start to finish?

The short sale process typically takes between 3 to 6 months. Depending on the servicer of your loan. Typically we advise our clients not to expect an answer between 3 to 6 months.

We also assume responsibility for our clients as we assist them relocate when the short sale is completed. We will tell you when you should start looking for a property to move to. . In due time.

Q: I have a court date and my foreclosure is already scheduled. . . Is it too late?
Of course not. .but you must act quickly!

We have been to court a number of times and have been very successful in postponing foreclosure sale dates and receiving continuances for our clients so that we can help them complete the short sale process.

Q: What is a Hardship?

A Hardship in a short sale could be death or illness, divorce, loss or reduction in income, job relocation, inability to sell or rent property, business failure, inability to maintain the level of income as when you originally made your first mortgage application.
